Punch list vs. wish list

If it was on the bid and it isn’t done, that’s punch. If you thought of it after they left, that’s a change order. Say which one you’re talking about before you rate anybody.

New construction settlement, hairline drywall cracks in the first year, and grade that holds a puddle after a storm are different problems. The first two are often the builder. The third might be the lot. A neighbor who writes “they ruined my house” without saying which is not advice.

A useful referral is: what was the scope, did the invoice match, did they come back. That’s enough. The next family can hire from that.
